WD/2007/1182/F Newlands Farm, Dewhurst Lane
Demolition of existing building and farm buildings and erection of replacement
dwelling and detached garage. Change of use of paddocks to residential curtilage
and change of use of residential curtilage to agricultural land.
The applicant’s agent claims that the size and scale has been reduced from a previous application but to us it appears to be very little different. It is further claimed that the size and massing is comparable with the existing building in general but please refer to our comments to the previous application WD/2006/3566/F. The footprint of the dwelling still appears to be some 250% of that of the original dwelling and it is not similarly sited within the plot. Therefore although the building is aesthetically acceptable it does not comply with the local plan policy DC18 (1) and (3) and should be refused unless such policies are to be ignored.
WD/2007/1168/FR Limber Cottage, Beech Hill
Two metre high close boarded timber fence to front boundary (retrospective)
It is noted that the application was refused November 2004. Circumstances have not changed to warrant an approval which would be inconsistent with the Refusal for a lower height of fence (1.65M) at Cherry Tree Cottage. It is also considered that a 2M high fence increases the traffic hazard when exiting the site.
WD/2007/1030/F 14 Jonas Drive
Two storey side extension, kitchen/utility ground floor, two bedrooms one en
suite first floor.
Strongly object as this group of dwellings were designed to be symmetrical semi-detached houses, the proposal detracts from the proportions of this pair and the relatively high gable wall would also detract from the amenities of its neighbour No. 12. Further, the loss of the integral garage is deplored particularly as the proposed 5 bedroom dwelling could well require parking for more than 2 cars and a precedent would be created for similar conversions/extensions with cars parked in all the front gardens.
